FSBO still cheaper

Yet another example of the price differences between a by-owner and realtor listing.

Realtor’s Price: €470k

Owner’s price: €445k

This weekend I learned that 2 friends who have bought in the past year went through PAP – one went exclusively through PAP* and the other had given up on realtors.  Frequently when I pop into agencies I see them browsing PAP, and the owners who show their apartments via PAP often complain about being harassed non-stop by the agents who are desperate to find apartments to list.  Though to be honest, I don’t completely understand why a Parisian apartment owner would want to sell by owner, since the agency fees are paid by the buyer (and here the asking price seems to account for the agency fees and then some) and the market is so strong even at a supposedly low period.  Thoughts?  What am I missing?

*of course, it took her two years to find her apartment.  No, she wasn’t in a rush.  And yes, she was way pickier than us – all of our criteria, plus she only wanted 2nd-5th floors (No RdC, 1st, 6th, or 7th floors), balcony impératif, and only the “good parts” of the 5th and 6th (her words, not mine, since I consider all of the 5th and 6th to be good!).  And yes her apartment is amazing with incredible views of the Seine.  Her budget must have been about 3x ours, which helped! =)

    I think you need to “house crash” your friend’s place and show us some pictures 😉
    And yes, an elastic budget certainly helps!

    Two colleagues have recently inherited similarly jaw-dropping properties – one inherited a duplex on Île de la Cite (the island that is literally the heart of Paris where prices average 20k/m2) and the other inherited a 2 bedroom looking over Invalides (where prices run in the 13k-18k/m2 range). Both properties are worthy of the prestige property listings like Sotheby’s and believe me if I could post photos here I would!
